Vent! Why does this keep happening!?!? Expand / Collapse

So I just need to vent a little here.  Let me start from last year when DH & I bought a brand new, not even built yet, townhouse that was to be ready this past February.  We were so excited, we would go & check it out every so often to see the progress & see what would be our baby's room, etc.  We listed our condo & it didn't sell in time for us to take possession of the new townhouse.  We would've been dinged big time from teh bank with refinancing charges & would've had to pay mortgage payments on both our condo & townhouse until the condo sold.  I am on mat. leave & we just couldn't do it.  We had to cancel our contract for the townhouse & luckily with the awesome help of our realtor, got our down payment back in full!

So fast forward a bit.  We had taken our condo off the market & decided to do some upgrades.  We put in granite counters in kitchen, new floor, new appliances, painted every room in condo (except laundry room).  It looks great!  So, we list again about 6 weeks ago.  Just for fun we decide to go look at these new townhouses that we saw on the MLS.  Well, sh*t were they ever nice!!!  We fell in love with one, it's exactly what we're looking for & more!  It's almost 1700 sq. feet, granite in kitchen & bathrooms, laminate on main, ceramic tile in bathrooms, 3 bed, 3 bath. w/flex room in basement, double side by side garage, 3 decks!!!, the most gorgeous ensuite in master bedroom.  I couldn't wait to get into that tub!!  It was PERFECT to say the least.  So, bad kids we are, we put in an offer with the subject to the sale of our place.  (thinking it was going to sell after all of the work we put into it). 

Well, on the second day after we listed it, a lady came and saw it...loved it.  She came back again the next day & wrote up an offer that night......only to freeze before they even presented it to us!!!!!!   ARGH!!!!!!!!!  Apparently she's recently widowed & isn't ready to sell her house!!! Inthe first few weeks we had a few people come through & everyone comments on how well our place shows & how nice our place is. (but nobody buys it!)  Well, here we are now the day before our subject to sell offer is to expire.  Obviously we are not going to sell our place today.  I am sooooooooooooo bummed to say the least !!!!!  Why does this keep happening to us?!?? Why can't we live in a nice home that we love???  Jeez, i know everything happens for a reason, but we're trying to figure out what that might be.  It's so frustrating!!!  We never would've put in another offer if we didn't feel totally confident that our place would sell in time.   I would'nt have set myself up for that disappointment again!!!!!   I just wanted to sell our place & get settled in our new place before I go back to work from mat. leave.  Is that asking too much!!!   grrrrrrrrrrr.......I hate real estate!!!!!!!!!!!!

Oh honey, I'm sorry.  (((huggles))).  Whereabouts is your condo?  My cousin is a real estate agent in Cloverdale/Langley.  Maybe she could suggest a staging company or something to help you sell it.

I was just going to say the same thing.. I know your realestate agent helped you out in the past but if they can't sell your home perhaps you have to replace them? Maybe go with a more agressive company?

Maybe you are asking too much since everyone seems to love the house?

Yikes, I dont know... everything will work out in the end I am sure of it.. but that is hard to hear right now :-(

i passed the staging idea by DH already....he doesnt think we need it .  whatever sells baby!

we know we're a bit high, but we need so much to get a townhouse.  we can go a bit lower, but not a ton.  The bank is giving us a lot lower mortgage bacause im on mat. leave.    we are using dh's cousin as our realtor (which i think makes it a bit more difficult).

STAGING is everything!!!! honestly...it is amazing how it  changes peoples perception of things...even things as simple as...if you have a hall linen closet..fill it half full with towels..they did a study where they invited people to a house with the closets full and people commented on how small they were...then they staged them properly and showed them half full and people thought they were roomy........sooo...TRUST me..staging helps....also...staging is something your realtor should be doing..he should be in charge of that..our realtor has a "stager" he sends in the stage peoples homes for them...this isnt something that should be an option your husband can veto..this is somethign your agent should be saying is a must.....maybe the agent is an issue?

Maybe that's the problem.  Sometimes when you're using the product or services of someone you know, they don't work as hard as they would for a "regular" customer.

we were afraid of this happening to us so we are selling our house before we even go looking at other places.  we're putting in a 60-90 day possession clause so that we have time to look for another house.  I just couldn't live with the stress of hoping my home sells in time and every day that goes by would be agony - heck! it already is
